In my practice, Jeff L. My extensive experience in matters of real estate law enables me to help my clients avoid many problems which can arise during the transaction process. After it has been completed, I solve vexatious problems involving the ownership of real property. Transactions I represent buyers and sellers of real estate in transactions. For clients working with Realtors , I review and revise agreements of sale and assist in negotiations over issues raised by the home inspection, and attend the closing if necessary. For clients in "for sale by owner" transactions, I explain the process, draft an agreement of sale, assist in subsequent negotiations, and guide the client through the process to the final settlement. In real estate transactions, time can be critical. I respond quickly to the demands of the moment to facilitate real estate transactions and make them as smooth as possible for my clients. Relations with Neighbors Disputes can arise between neighbors over boundaries, rights of way ("easements"), overhanging vegetation, and offensive activities that interfere with use and enjoyment of property. I advise clients about their legal rights, and when possible, try to seek negotiated solutions to resolve the dispute without litigation. If it is necessary, I energetically pursue legal action to establish legal rights, obtain compensation for past violations, and prevent future violations. Agreements Among Co-Tenants Co-tenants can often avoid disputes by reaching an agreement before taking possession of the property. I help clients establish co-tenant agreements with the aim of avoiding disputes. The negotiation process often uncovers potential areas of conflict and enables them to take measures to avoid disputes from occurring. When a dispute does arise, I first seek to resolve the dispute through negotiation. But if necessary, I do not hesitate to take legal action for my client to obtain an accounting for income and expenses or to compel sale or physical partition of the property. Landlord-Tenant Matters I represent both landlords and tenants in drafting or reviewing leases and resolving disputes over the condition of the property, non-payment of rent, or inappropriate conduct by tenants. Although I prefer to achieve negotiated solutions, I work with landlords in evicting problem tenants and assist tenants in resisting eviction and obtaining partial rent abatement while the landlord makes necessary repairs. In real estate matters, I use my extensive knowledge of the law and practical experience to protect the rights and interests of my client.
